May 10, pm - Nearly all of the house wrap is on the house. The roof is covered with a heavy peel and stick type of underlayment.
May 15, pm - Rough in wiring is done. The HVAC is also roughed in. Tie down rods are also visible in the far wall.

May 17, am - Exterior trim is on the windows. Two fake windows are also trimmed. They add balance to the exterior of the carriage house. Each of the four (two are on the far end) fake windows will be covered with shutters.
May 17, am - Spray in foam insulation is being applied. If you look closely, you will see the technician just to the right of the door. He has a special suit and air supply when he sprays the foam.
May 17, pm - The framing for the front porch is in place. This porch will have exposed rafters to match the eaves and gables of the house.

May 17, pm - Foam has been applied to totally isolate the living areas and attic from the unconditioned areas. By making the attic conditioned, the air handler (air conditioner) will be in a relatively cool area instead of a very hot attic.
May 17, pm - The ducts are also in a conditioned attic, so condensation on them will be eliminated.
May 21, am - The roofing material roller is in place on site. Flat painted steel comes off the roll on the left and goes into the machine.

May 21, pm - The rear porch has been built. The rectangular frame below the windows is for the electrical equipment: meters, transfer switch (for the generator) and breaker box. A bundle of wires are visible on the lower right corner of the electrical panel area. The posts will support the service yard fence.
May 23, noon - Most of the west roof has standing seam roofing installed on it. The silver specks on the close edge of the roofing are the hidden fasteners.

The plastic hanging down from the HVAC duct near the windows is left over from the duct pressure testing a few days ago. This is the living area of the Carriage House. It will have a ceiling fan, can lights and several security detectors in the ceiling.

May 23, pm - The roof is installed on the cupola. Hip flashing is not installed yet, however. If you peek inside the window on the right, you can see the white spray in foam insulation. This attic space (like most of our attic spaces) is conditioned. We have found this reduces energy cooling and heating costs dramatically.
May 23, pm - The entry door and side lights are installed. Obviously, trim has not been installed yet. This door unit will be painted on the exterior side and clear finished on the interior to match the house finishing scheme.

May 29, pm - Drywall is being finished. Today no one worked on the drywall to give the spackling time to dry. The black areas at the rear are for electrical outlets. There will be a workbench on the back wall.

May 29, pm - In order to put the floor down quickly, lengths are sorted and placed before installing. Once the stapling begins, it can go very quickly. The black underlayment is visible between boards.
May 29, pm - The upstairs hall and landing also have hardwood. The nosing has not been installed yet although the edge board has.

May 29, pm - The cedar siding is being back primed to make it much more rot resistant than it would normally be. Many builders don't back prime, but we do. There is about 1 1/4 miles (6500 linear feet) of siding on this carriage house.
