October 1 - Three of the four top gables have plywood sheathing. It is now very clear where the windows will be installed. Below each of these two gables is a double door and a single stationary one.
October 1 - This is the west wall of the great room. The leftmost opening at the bottom of the photo is the entry door.
October 1 - The guest bedroom is being framed. The roof and east wall are finished. The west wall will be complete by noon. After that is the master bedroom.
October 2 - The master bedroom (right) now has roof framing. The guest bedroom is on the left. The corner of the great room that is open will hold two fireplaces: one inside and one outside.
October 2 - In order to install the tub surround at plumbing rough in, we sprayed closed cell insulation on the walls behind it. Plumbing rough in will happen in a few days.
October 2 - This is what the closed cell insulation looks like. The hole in the floor (on the left) is for the tub drain plumbing.
October 2 - The entry porch is being framed. It has to be decked before columns can be set. They need to be set so a beam can be installed over them to hold the roof.
October 2 - This is the entrance side of the cottage. The porch framing is being done as is the gable wall framing on the master bedroom. The guest bedroom gable is barely visible to the right of the high gables.
October 2 - The master bedroom has one gable wall framed. The second should be framed before the end of the day.
October 2 - The entry porch is framed. It will have IPE decking. Right now it is covered with plywood so workers can work off it.
October 6 - The entry porch columns are in place and the porch beams are being fabricated. Once this is done, the roof framing will be built.
October 6 - The screened porch framing has begun. Deep holes are drilled into each pier to anchor rods that will maintain the home's integrity during strong winds.
October 6 - This is one of the entry porch columns. you can see the 5/8 inch galvanized steel rod that is epoxied into the pier below. The pier has steel rebar that connects to the footers around the house.
October 7 - The entry porch columns and beams are now up. One rafter is in place. More rafters will be installed tomorrow.
October 7 - The screened porch framing is beginning. The rim joists are in place as are most of the beams that support joists.
October 7 - This is looking west. The large opening on the left will be doors into the great room. At the corner, there will be two fireplaces: one inside and one outside. At the right is the location for a door into the master bedroom.
October 7 - The screened porch floor framing continues. The room on the right is the master bedroom. Windows will be installed in the close (right most) opening.
October 8 - The entrance porch ceiling joists are in place. Rafters for the roof are in place to where the hip starts.
October 8 - It is starting to rain. The blurs are raindrops on the lens. Columns are up on the rear porch. This afternoon, weather permitting, the beam will be built.
October 9 - The screened porch columns are up. Tie rods installed. The porch beam is installed. Next comes ceiling joists and rafters. The screened porch has a nice view facing a fairway.
October 10 - The screened porch roof has rafters on part of it. There will be a hip in the corner that lines up with the valley above.
October 10 - The porch ceiling joists are also being installed. The porch will have a cement board ceiling.
October 10 - The hip roof over the bathroom is being framed. The long wall (on the right) will have a window cut into it soon.
October 13 - Framing continues. One wall of the garage is built. Rafters are now over the kitchen and laundry areas. The porch hip roof is being built.
October 13 - The screened porch roof framing is complete. The porch ceiling joists are also in place on this porch.
October 13 - The master bath has a hip roof framed over it. The long rafter over the right end of the entry porch is the hip rafter for that porch.
October 13 - The entrance view is taking shape. The hip roof over the entrance porch will be built, this morning.
October 13 - The kitchen now has ceiling joists. The door to the left goes down a hallway to the garage. The great room is to the right.
October 13 - The view from the kitchen will be very nice. A fireplace and television will be in the center opening. Doors with a lot of glass will go in the large openings.
October 13 - The master bedroom has a door opening onto the screened porch. A fairway is in the distance. There will be a fireplace on the right at the corner of the porch.
October 14 - Garage rafters are going up. Once they are in place, the garage rake walls will be built. The garage walls will be the last of the exterior walls.
October 14 - We had a visitor under a pile of lumber. The framer said it was a 3 foot long copper head. I took his word for it.
October 14 - Most of the garage rafters are in place. The front wall of the garage is being framed now. A storage room will be built to the left of the garage door.
October 15 - The front wall of the garage is now framed. It will have a 9 foot wide, 8 foot high door. The window behind the ladder is into the storage room.
October 15 - The golf cart garage door is also framed as is the small window into the garage. A service yard will be built in this corner in the next few weeks. These are the last of the exterior walls to be framed.
October 15 - The sub-fascia is going on around the porch in the rear. The top gables are also being prepped for the final rafters.
October 15 - The kitchen half wall is built. Cabinets will go on the far side of the wall. The white pipe is for the sink drain.
October 15 - This is the kitchen half wall as seen from the guest bedroom door. The front door of the house is at the right. The door at the left goes to the hallway to the garage.
October 16 - If you look closely, you will see the sub-fascia (boards on the ends of the rafters). You will also note the barge (sometimes called 'fly') rafters. These are the rafters that extend beyond the walls. They are held in place by
October 16 - The roof is relatively complex for this size house. Here you can see where two roofs intersect. The lookouts and barge rafter are clearly visible on the left side of the upper gable.
October 16 - The lookouts are being installed on the east end of the guest bedroom. Barge rafters (one on each side) will be installed in a very short time.
October 16 - The east wall of the garage has one run of plywood sheathing. This wall will hold two tankless water heaters. One is for hot water; the other, the hydronic floor heating. The power meter will also be mounted on this wall.
October 16 - This is the garage from the driveway. There will be a dog kennel area on the right and a closed in storage room on the left. The stairs to the house will come down against the block wall. The golf cart door is visible at the back.
October 16 - The west side of the garage has the main 9 foot wide door. There will be a closed, lockable storage area just to the left of the door inside. The window to the left of the gargage door will open into the storage area.
October 17 - The garage is now covered with plywood. This is the last of the exterior walls.
October 17 - The east wall also has plywood on it. The small window will be a casement that hinges on the side.
October 17 - The east garage wall was finished earlier. Stucco will go on the block walls eventually. Notice the notches cut for the lookouts that will support the rake.
October 17 - The guest bedroom has lookouts on the gable ends. They will get barge rafters soon. The last of the outlooks are being built.
October 20 - The trim skirt boards are being put on the porches. The piers and block walls will be covered with stucco.
October 20 - The screened porch is also getting the skirt trim on it. This skirt will join the skirt around the house.
October 20 - The threaded rods are being installed in the house. They are epoxyed into the concrete foundation and go through the top plate. There is a 3 inch square washer on the top to insure the nuts don't pull through the plate.
October 20 - The barge rafters are being completed. Next come the hurricane clips and then plywood roofing. This should be a busy week getting mechanical started and framing completed.
October 21 - Wiring rough in has started. It should take a couple of days to complete.
October 21 - The electrical boxes are all in place. Wires are being pulled. The steel tie down rods are being placed. They go from the foundation to the top plate. Each one is a 5/8 inch steel rod. The house will have about sixty of them.
October 21 - Plywood is going down on the roof. The back porch is sheathed as is half of the guest bedroom.
October 21 - Wiring continues. This is for can lights in the kitchen and dining areas. The can lights will be installed soon.
October 21 - The master bedroom has a very nice triple window facing a fairway. The rough in wiring is visible in the bedroom.
October 22 - Plumbing rough in has begun. This is the master bath lavatory area. The hot and cold water lines have not been run yet.
October 22 - The kitchen has the drain and supply lines routed. The hot line is red; the cold line, blue.
October 22 - The tub is in place and being plumbed in. The closed cell insulation is visible above the tub on the walls.
October 22 - A gas line is being run on the screened porch for a grill. There are a total of seven gas appliances in the house.
October 23 - The windows and doors have arrived. They will be installed in a few days. The windows and doors take up a good bit of the garage.
October 23 - The top gables are getting plywood. The plywood on the roof should be completed today.
October 23 - Inside the master bedroom, water has to be routed along the roof line to get to the bath room. The diagonal board in the photo is a temporary brace.
October 23 - The tub is now plumbed in. These pipes are behind it. The insulated panel will be put back in place when the plumbers are finished.
October 23 - From the northeast, the roofs are starting to take shape. The porch shown will be screened. There will be steps down to a small patio on the left side.
October 23 - The entrance is also shaping up nicely. There is a window in the master bath that has not been cut in yet.
October 27 - Ice & Water Shield is being put on the roof. It is a very heavy underlayment for the metal roof that will be installed in the next week or so.
October 27 - HVAC (Heating, Ventilation and Air Conditioning) ducts and outlets are being installed in the great room.
October 27 - The master bedroom also has HVAC duct outlets. A return air duct will be installed in the roof on the left. Two small ducts will go over the room to the bathroom.
October 27 - A main trunk goes over what will be the entrance ceiling. it carries air for the master suite.
October 27 - A passage had to be opened to allow the supply and return HVAC lines from the air handler in the garage storage area to the house. Kitchen cabinets will be installed under this soffit.
October 27 - The garage storage room is being framed. It will have a large (3' x 8') door. The HVAC air handler will be installed in the garage.
October 28 - The kitchen and dining room ceiling can lights are mounted.
October 28 - The Carrier air handler is being installed in the garage storage room.
October 28 - One of the high can lights is installed. The second one is being installed. There will be a total of four can lights and one ceiling fan mounted in the high gables.
October 28 - The IPE decking is being installed on the front porch. Both porches will have IPE decking.
October 29 - It was a bit cool here this morning. Notice the frost on the scrap lumber. It warmed up to the high 50s, so it was not too bad during the day.
October 29 - The roof is getting more Ice and Water shield on it. Also the master bath has it on the walls. The master bath gets vertical siding and we want an extra bit of moisture protection.
October 29 - The rear porch is getting IPE decking installed. The ends will be trimmed once all of the decking is down. By trimming after installation, we can get a very nice straight cut.
October 29 - The fireplaces go in this corner. The coil of wire is for video to the HD television receiver and speakers. The large yellow line is for gas. The steel tie down rods are visible between the studs.
October 29 - Both an HVAC supply and return line are now in place over the master bedroom roof. They run to the master bath.
October 29 - The master bedroom return HVAC line (on the left) is installed. The two silver lines go to and from the master bath. The two rectangular openings are the master bedroom HVAC supply lines.
October 29 - An electronic cabinet will go in this corner. The coil of wire is for feed from the satellite and signal to the HD television display over the fireplace. There are six outlets for power to the equipment.
October 29 - The 'attic' over the kitchen is rapidly filling up with wires, can lights, pipes and HVAC ducts.
October 29 - The electrical rough in is essentially completed. The panel box is near the golf cart garage door. The meter will be on the wall directly behind the electrical panel.
October 29 - The video feed from the dish and to the house will be routed through this box. It is located in a wall of the storage room in the garage.
October 29 - The HVAC air handler is in place in the garage storage room. The HVAC rough in should be completed today.
October 29 - The supply and return lines fill the opening into the house. They go through a soffit in the kitchen and are distributed throughout the house. The copper lines are refrigerant lines that go to and from the condensing unit in the service yard.
October 29 - The front deck IPE is completed. It is covered with plywood for protection during the building process. Today, the termite treatment was also completed.
October 30 - The shower pan is in place for the master shower. It will be completely tiled. The outlet on the far wall is for the steam shower.
October 30 - Windows are being installed! These are the windows in the east gable of the great room. Each of the four great room gables have windows to match.
October 30 - The screened porch IPE decking is being installed. It should be finished on the back porch today.
October 30 - Framing for the fireplaces has begun. there will be a fireplace in the great room and on the porch.
October 30 - The top windows are installed. Most of the downstairs windows are also installed. The tall gables have house wrap. By the end of the day, all will be wrapped.
October 30 - The outdoor fireplace is framed. It has gas logs and is specifically designed for outdoor usage.
October 30 - The inside fireplace is smaller. A flat screen television will be mounted over the fireplace and mantle.
October 30 - This is a view out of the master bedroom windows onto the fairway. The windows have screens in them, so they are not extremely clear.
October 30 - The tall gables have windows and house wrap. Exterior trim will begin in a couple of days.
