Ingram Garage: August 2014

August 1 - A brick border surrounds the carport. The water pipe for a hose bib is visible as are the anchor bolts in the slab.

August 1 - The carport corners are neatly mitered. A column will sit in each corner back a few inches from the outside edge. We will drill and epoxy anchors in the columns to tie them down. The mortar is still 'green'. Once it cures (a day or two), it will be much lighter in color.

August 1 - The carport border as seen from what will be the rear storage area. The slope on the garage floor is clearly visible. The garage wall will be built on the narrow level area with anchor bolts.

August 1 - The garage doors will be installed where there is a double row of bricks. A short wall will be built between them on the bricks. The corners in the front of the garage are neatly mitered also. Gravel will be spread up to the bricks when the landscaping is done.

August 1 - This is looking down at the front of the garage. The door will be where the double bricks start. The garage wall will be built on the narrow raised (actually level) area of concrete.

August 6 - Day one of framing. The garage walls are up. The garage trusses are installed. The attic floor is down. The carport has not been started. A small truss will be added to the top of the roof trusses. The darker colored plywood around the bottom is pressure treated plywood.

August 6 - The attic is floored with 3/4 inch plywood. It will provide a significant amount of storage area. The access will be from a pull down set of steps in the rear of the garage.

August 6 - This shows the house and garage. The garage will be slightly higher when the top trusses are installed. The carport will be to the right of the garage.

August 7 - Day two of framing. The wall sheathing is done. All of the trusses are installed. The columns are installed. Garage doors are ordered. The steel tiedown rods can be seen coming out of the columns. There are about 25 1/2-inch steel rods tying the top plate to the foundation. Windows and doors are due to be delivered and installed tomorrow.

August 8 - The water table on the front is held up with temporary braces. The two pieces of Tyvek house wrap are where two windows will be installed. Framing should have been completed today. We had a severe lightning storm, so I called the men off the roof. They will finish tomorrow.

August 8 - This is the rear of the garage. The carport is visible on the left. The storage room is in the center. The storage room door is 8' tall. The area on the right is the outside dog kennel.

August 8 - The storage room has plywood on the back (the long side). There will be no ceiling nor anything on the other three walls. This room will not be painted inside. There will be a light with a switch outside the 6' wide double doors.

August 8 - This is the outside dog kennel. A dog door will go on the right wall so the dog will have access to the inside kennel. There will be a can light in the ceiling of the dog kennel. The access door for the storage room (far left) is 8' tall, so you can see how high the dog kennel is. There will be black 4' chain link fence with a gate to enclose the kennel.

August 8 - The left side of the garage shows the exterior dog kennel on the left side of the photo. The Tyvek is where a window will be installed. The water table is visible on the right side of the photo.

August 8 - The opening for a pull down staircase is in place (above the ladder). The garage will have sheet rock inside.

August 8 - This shows the relation between the house and garage. You can also see the length of the water table. The garage roof is sheathed and felted. The carport roof did not get finished because of severe lightning.

August 8 - The front water table is on the garage. It will have a standing seam roof. The water table extends three feet from the front of the garage. The supports are temporary. The correct supports will be installed tomorrow.

August 10 - The windows and doors are installed. Look closely and you'll see the opening for the dog door inside the right auto bay door.

August 10 - The garage framing is finished. Inspection is Monday. Rough in wiring will be done Tuesday or Wednesday.

August 12 - The garage is being covered with house wrap. The plumbing rough in for two hose bibs has been done (red arrow). One hose bib will be near the dog's area and one (shown) under the carport. We are now waiting for the electrical rough in.

August 18 - The garage door trim is partially installed. The water table braces are built and installed.

August 18 - The carport ceiling plywood is installed. Lattice will be installed to cover the cracks in the plywood. We were rained out towards the end of the day.

August 18 - Siding is installed on the wall under the carport. The color of the siding is primer. It will be painted to match the house.

August 18 - From the drive, the siding is visible under the carport. The water table braces can be seen as can the door trim.

August 18 - We built the rafter tails as the plan showed. Unfortunately, the plan did not match the house. We will recut the rafter ends to make them match the house. Trim work will resume on Wednesday. It should be completed by the end of the week.

August 26 - The stoop was poured Tuesday. It will get bricks around it to match the carport. The gray pipe on the right is where power will enter the building. A gravel walk will connect the stoop to the drive and to the rear storage area.

August 26 - Siding is going up. The color is a primer on the siding. The finished colors on the exterior will match the house. Paint prep work should begin tomorrow.

August 26 - This is the opening for the dog door. Siding has not been installed to the left of the door because we ran short of flashing. It is due this morning.

August 26 - The top of the outside dog area is trimmed nicely. A can light will be installed in the circle in the ceiling.

August 28 - The dog's recessed area has a 7/8 inch hole drilled in the corner for draining. The floor is damp where the area was rinsed.

August 28 - This is the outside opening. It drains into the gravel sidewalk. The concrete foundation will be painted to match the stucco on the house.

August 28 - Power will come into the garage through this conduit fitting. There will be a piece of conduit going straight down and over to the house. The gravel sidewalk will go over the buried conduit.

August 28 - Except for the carport, most of the siding is up. The doors on the rear are incorrect. The panels should be square. They will be swapped out soon.
