Pendergast / High Residence
18 July 2022 - This is a nice shady lot. Much of the exterior work is finished, so weather should not cause many delays.
18 July 2022 - The building have just been insulated. Spray foam was used in the roof and exterior walls. Interior walls around bedrooms and baths have fiberglass sound insulation.
18 July 2022 - The rough in wiring has been done as well as the rough in plumbing and HVAC.
18 July 2022 - Insulating the roof rather than the ceiling, keeps the attic very comfortable and reduces heating and cooling loads.
18 July 2022 - The fireplace is an Isokern. It is a prefab firebox and chimney system that always works. Sometimes if a mason tries to build a firebox by hand it works – sometimes it does not.
18 July 2022 - The deck framing is being built. The long device on the deck framing is a brake (bender) for flashing. The black silt fence is in the background. This ensures dirt from the job site does not wash into the marsh. It is required.
18 July 2022 - Wood is stacked (in the white boxes) inside so it will acclimate to the house interior. This ensures the flooring has the same humidity level after it is installed so it won’t gap or buckle.
18 July 2022 - The tan bricks are firebrick that will line the fireboxes.

27 July 2022 - The huge oak tree in the front yard provides great shade from the summer heat.
27 July 2022 - Sheet rock has been hung, but not finished in the garage.
27 July 2022 - Some of the walls are covered with OSB to provide rigidity against shear forces. They are called “shear walls” unsurprisingly. This shear wall will be covered with wood planks.
27 July 2022 - The laundry has sheet rock in place. The green sheet rock is moisture resistant. It is used whenever a pipe penetrates the wall. The two large rectangles are electrical breaker boxes.
27 July 2022 - Sheet rock has been started here. The opening in the ceiling near the gable is an A/C return vent.
27 July 2022 - There is a nice covered breezeway between the house and garage.
27 July 2022 - Trim is being installed on the back porch that overlooks the marsh and water.
27 July 2022 - Some windows have been masked for painting. Porch trim work is nearly complete.
