August 1 - The mahogany doors and transoms have arrived! They will be installed in the next few days.
August 1 - Plumbers are at work. The drain in the Bedroom #3 bath was moved to keep it as centered as possible with the addition of a bench in the shower. The Jr. Master Bath main sink drains have also been plumbed in the far side of the shower wall.
August 1 - The Bedroom #3 bath lavatory drain and toilet drains are installed. The lavatory drain will be in the corner of the cabinet because there is a pocket door behind most of the cabinet. Pocket door walls do not have room in them for drain pipes.
August 1 - The air return in the Study is high on the wall (over the powder room).
August 1 - A bath vent is installed over the shower in the Bedroom #3 bath.
August 1 - The drain for the second lavatory in the Jr. Master Bath is plumbed. The orange line in the far left of the photo is the leg of a ladder the HVAC techs are using to install boots in the Jr. Master Bath.
August 1 - Painters worked over the weekend and got the Guest House painted. The only exterior painting still needed is some of the garage.

August 2 - The AV box was installed in the Guest House today. We moved the location to the rear of closet #2 because the bay we wanted to use had a large conduit in it. This box will not need to be accessed on a routine basis.

August 3 - The Guest House lavatory in Bath #2 is plumbed with a vent pipe going up.

August 4 - This is over the Master end of the house. The dark box is the laundry room shower vent. The black box hidden partially under the plywood is in the Master Bath. White pipes are plumbing drain vent lines. The large silver ducts are for HVAC. The blue wires are for AV. The gray pipes are electrical conduits to other buildings.
August 4 - More and more 'home run' wires are being pulled to the breaker box. The duct on the right looks kinked, but it is just laying there temporarily.
August 4 - The plumbing drain and vent pipe are in place in Bath #1 of the Guest House.
August 4 - Low voltage wiring (security) has begun in the Guest House.

August 5 - More framing wood has been put on the chimney for the horizontal boards. The chimney will be brick for about 6ft 8in and then wood to the ceiling.
August 5 - The white pipe on the right is for for lavatory drain and vent line. The two white pipes on the left are condensate drain lines for the HVAC system in the attic. Blue boxes are electrical boxes for switches and outlets. The 1/2in steel tie down rods are also visible in the wall.

August 5 - In the Guest House supply lines are being run. The red line is hot water. The blue line is cold water. The copper line (low and to the right) is cold water for the toilet. The large white pipe is the toilet drain.
August 5 - It is stormy looking. We have dodged rain everyday this week, so nothing has slowed down work. It looks like we may get a storm this weekend. Within a couple of weeks, bricks should be going up on the walls of the house.
August 8 - The kitchen sink in the guest house is being plumbed. An additional line will be run for R. O. (reverse osmosis) water for a dispenser on the kitchen sink and the refrigerator ice maker.
August 8 - Bath #1 lavatory is plumbed now. Most of the Guest House plumbing is done. It should be finished in the next day or so.
August 8 - The HVAC techs are assembling a hard supply duct to be installed over the Jr. Master end of the house. The Master Suite end of the house is about finished except for installing the unit.
August 8 - The Jr. Master Hallway has an air return in the ceiling. The blue box is for a hallway ceiling light. The opening on the left is Bedroom #3.
August 8 - The electricians are erecting scaffolding in the Brays Room so they can finish the wiring in the ceiling.
August 8 - The kitchen Island power has been run. The red line on the floor indicates where the conduit is so the floor installers don't accidentally drive a nail into the conduit.

August 22 - The front door wall is trimmed. The horizontal mulls (between the transom and doors) will be replaced with mahogany in a day or two.
August 22 - The R. O. (Reverse Osmosis) water line has been run to the kitchen sink location. It is the white line (with black insulation that runs horizontally a few inches above the floor.
August 22 - An R. O. line has been run to the pot filler location and stubbed out of the wall.

August 23 - A gas line (black going down to the white shut off box) has been run to the range. To its left you can see the two conduit that go to the island. The white box to the right is reverse osmosis water for the refrigerator ice maker.
August 23 - A gas line is run to the Great Room see through fireplace for gas logs.
August 23 - The gas line is CSST (Corrugated Stainless Steel Tubing). Typically it has a yellow or black coating. This line supplies gas (propane or LP in this case) to appliances. It is flexible and does not need fittings except at terminations.
August 23 - This gas line feeds the dryer, range and fireplaces. The electrical boxes are not mounted because this wall will have brick and they will be mounted in the brick wall when it is laid.
August 23 - The plumbing rough in is complete and is being pressure tested to insure there are no leaks. A hose bib will be installed here when testing is complete.

August 25 - The painter had some paint mixed to match the windows so he could paint the mull (between the window and transom) -- see green arrows. The mull on the right is just primed. The mull on the left has been painted.

August 25 - The house is being vacuumed and cleaned in preparation for spraying in insulation.

August 25 - The Kitchen Screened Porch has three doors and three windows opening onto it. (The Master Bedroom door is not visible in this photo). The three windows are over the Kitchen sink counter. The 'back' of the Brays Room chimney is just to the left of the edge of the photo.
August 25 - Many of the closets have switches on the doors so when the door is opened, the light illuminates. To do this, a notch is cut in the stud for the switch box. On most closets with double doors, we have put a switch on each door, so if either door is opened, the light is powered. Note the steel nail plate. This protects the wire behind it from any drywall screws that might be placed near it.
August 25 - Plumbing pipes also have nail plates. The inspector will check for nail plates (among other things) when he does his inspection.

August 26 - The Guest House exterior painting is essentially finished. We have a sample of the stucco on site for the architects and home owners to view at our next meeting.

August 29 - The first step in spraying insulation is to cover everything that should not get over spray on it. This includes the floors, windows, doors and so on.
August 29 - An insulation tech sprays foam in the space between the window (and exterior door) jambs and the framing (green arrow).
August 29 - The spray rigs have a large Diesel generator in them. The chemical is heated to around 140F and then pumped in hoses to the nozzles. The generator bays both have their doors opened (one in the truck and one in the trailer). The chemical is in 55 gallon steel drums.
August 29 - The large hose brings in fresh air during the spraying. The smaller hose bundle to the right contains the chemical lines. The chemical is mixed at the nozzle and expands dramatically.
August 29 - A good bit (but not all) of the roof and gable at the Jr. Master end of the house has been insulated. Two crews were here working in two different areas.
August 29 - The Brays Room has been foamed. Even the chimney was covered to keep over spray off it.
August 29 - Insulation has also been started over the Laundry room and HVAC equipment area on the Master Suite end of the house.
August 30 - We had three spray rigs today. Foam insulation should be complete by the end of the week.

August 30 - The thickness of the foam is evident here where the tech stopped. One nice feature of the foam is it covers items in the wall (such as pipes, wire, tie down rods, et ectera). Trying to work fiberglass around those obstacles is difficult and often poorly done.
August 30 - The area over the Kitchen of the Guest House is full of HVAC equipment and ducting. The silver square is the return plenum. It will have a grill over it.
August 30 - The foyer of the Main house has been foamed.
August 30 - This is the Master Bedroom. The foam also acts as a sound isolator making a nice quiet house.
August 30 - The roof of the Master Bedroom is foamed.
August 31 - The gray paint prevents the foam from burning in case of fire. All accessible attic spaces have to have this flame retardant. The large duct on the right is for the range hood. The termination at the gable wall is visible behind the upright in the center of the photo.
August 31 - The Guest House is getting foam. It is about 80% finished. The insulators have not cleaned it up yet. The Guest House should be completed tomorrow. Hanging fiberglass insulation in the garage walls should be done tomorrow. Hanging sound insulation in the Main and Guest Houses should also begin tomorrow.
August 31 - The great room will not need paint because the ceiling will be covered with dry wall.
August 31 - About 5,000 bricks (out of the 25,000 bricks needed) arrived today. The balance are due next week. Bricklaying is scheduled to begin on Tuesday.
