July 7 - This screened porch on the northwest corner of the home will be enclosed for the master bedroom expansion. A small portion of unscreened porch will be used also.
July 7 - The new bedroom will begin where the corner board is on the left close to the camera. It will extend to the screen at the far end.
July 7 - Although the present master bedroom is moderately sized, it is far too small to navigate with a wheel chair or walker. This remodel is to make the bedroom ADA accessible.

July 7 - Another part of this project is to make the porches all one level so they can be navigated with a wheel chair. The porch in the foreground will be raised.
July 13 - The north wall of the house has been stripped of its siding and trim. Piles of trash are stacked waiting for the dumpster to arrive.
July 13 - Most of the porch boards and some of the old joists have been removed. The porch will be raised to be level with the far porch.
July 13 - This area is where the bedroom will be enlarged. The wall with the triple window will be removed eventually.

July 14 - The lattice strips and the first piece of the porch ceiling are down now. This piece of ceiling is above what will be the bathroom.
July 14 - The porch boards are removed back to the corner now. We will remove the rest of the ceiling before removing the rest of the flooring.
July 14 - The porch framing is removed down to the girders now. The girders will come out and then we will start rebuilding.
July 14 - Here is the tie-in point to the existing porch. The new porch will be raised to be level with this porch.
July 15 - All of the porch ceiling is removed now above where the new bedroom and bathroom will be.
July 15 - All of the porch framing has now been removed and the ground cleaned out. We will level the dirt and add a new moisture barrier next.
July 15 - This is the tie-in point with the existing porch. This is all cut back and shored up, ready for framing.
July 15 - You can see the ceiling has been removed to the point where the bedroom and porch will meet. The rest of the ceiling will remain.
July 15 - The old porch floor has been removed and we can begin framing the new one now. We will have a mason come first to raise the masonry.
July 16 - A small section of sheathing was removed in order to see the framing beneath and spot the elevation.
July 16 - This wall is cleaned up. A strip of plywood has been removed along the bottom to make way for the attachment of the new floor.
July 16 - The large brick column that was around this post has now been removed. No damage was done to the curtain wall when it was removed.
July 16 - The first row of siding has been removed and the wall has been cleaned up in preparation for the new raised porch floor.
July 16th, 2009 - These walls are cleaned and ready for removal. We will build the new floor and shore up the roof before removing these walls.
July 17 - Demolition began in the interior today. We have removed the baseboards, window trim, door trim, doors and flooring so far.
July 17 - This is as far as we will remove the flooring in the bay window area.
July 17, 2009 - The bay window area and existing cabinetry will remain in place during construction. We will put in place a protective covering to keep them safe.
July 17 - The flooring came off easily but the nails remained in the subfloor. We will remove the nails and clean up the subfloor next.
July 17 - The door from the bedroom to the house is boarded up and sealed off to protect the rest of the house from dust and prowlers.
July 17 - We made a temporary opening where an old window was. We will work through it as we finish the interior demolition.
July 20 - The sheetrock was removed from this wall today. This is an interior wall that had been insulated for sound.

July 20 - Most of the drywall on the bedroom walls was removed today. There was also sound insulation between the bedroom and the bathroom.
July 20 - The dirt under the back porch was leveled today. It is now ready for its vapor barrier and then for the floor framing.
July 20 - Thankfully, there was enough dirt to fill the trenches left when the house was originally built. Usually leveling the dirt under a house is done during construction.
July 21 - Today we removed sheetrock and insulation from the walls and ceiling.
July 21 - The last two windows were also removed.
July 21 - It's nice to see open-web joists in the ceiling. This makes mechanical work much simpler.
July 21 - We also removed all of the electrical from these two walls today. These walls completely go away to make way for the new bedroom.
July 22 - The old bathroom and closets were removed today. The toilet in the corner is in what will be the new closet. It will be removed shortly.
July 22 - This is the closet under the stairs which is to remain. We were able to save the sheetrock in there but not much anywhere else.
July 22 - Most of the sheet rock is now down. The wall on the right will remain after the alteration. The toilet will be removed in a few days. Various water supply lines and drains will have to be rerouted.
July 22 - The window on the right used to be inside of the old shower. The wall on the near right is the only one that was saved and gets reused.
July 23 - We started framing the new floor today. The entire floor under the bathroom is now framed. Raising the brick wall was also finished today.
July 23 - The window sill and framing under the window was removed today. This is as much as we can remove until we shore up the roof above.
July 23 - The ceiling in the old bathroom area is now removed. All of these pipes have to be rerouted to be out of the middle of the new closet.
July 23 - The toilet is now out and all of the framing, nails and debris removed from this area. This will be the new closet eventually.
July 24 - The floor framing of the new bedroom has been finished to the corner now. We will be framing the new porch floor next.
July 24 - The floor framing for the new bedroom directly behind the old bedroom is finished now. We have to remove the walls before we can floor it.
July 24 - Here is a view from the porch side looking towards the new bedroom floor framing. The beams stacked up are for the porch framing.
July 24 - Here you can see that the brick was raised three rows to meet the new floor. The vents were also raised to get them above the ground.
July 27 - This row of bridging was added to strengthen and straighten the bedroom floor. The threaded steel rod was added to tighten the blocking.
July 27 - Some of these joists were badly bowed but with the bridging and the threaded rod they are now very straight. This is the strongest way to build a floor.
July 27 - We installed the perimeter beam (on the right) today and prepared for the installation of the girders under the floor system.
July 27 - We spent a good bit of time today correcting some framing that wasn't properly shored and level. Wedges and shims were added under this girder as well as some of the porch boards.
July 27 - Once we established the final elevation of the porch with the blue line on the far walls we were able to begin framing.
July 27 - Most of the day was spent correcting, planning and preparing. We were able to install one dropped girder and five joists, though.
July 28 - We had a short day today since the power was off most of the morning. We did get a little over half done with the porch framing, though.
July 28 - This is where the new porch will transition into the old. We are doing our best to make the transition as seamless as possible.
July 28 - This is an upclose of the maze of framing around the transition. We finally have everything secured, sturdy and level with the old porch.
July 28 - These two sections of framing were the most difficult as they tied into the old porch. The rest should be finished in short order tomorrow.
July 29 - We are essentially done with the floor framing now. We have just a few more blocks to install and then we will be finished.
July 29 - Once the floor framing is inspected then we can start installing porch boards. We should have all of that done by early next week.
July 29 - The new floor is very sturdy and will give years of service. It is also easier to crawl under since it is much higher off the ground.
July 30 - Today we installed temporary supports under the old porch ceiling so that we could cut it loose from the house.
July 30 - Once the ceiling supports were in place we cut the ceiling joists back to allow for the beam to be placed beside the existing wall.
July 30 - On the far end the beam beside this wall will be supported by a beam pocket in the wall. The near end is supported by the perpendicular beam.
July 30 - Once the beam along this wall is in place it will be supported by the outside wall (behind this photo) and two other interior walls.
July 30 - The floor framing passed inspection today so we are now ready to install the porch boards. These boards are primed on the back side for added durability.
July 31 - We installed over half of the porch decking boards today. The near boards are layed out and ready to be installed.
July 31 - The transition of the decking between the two porches was tedious. The decking of the existing porch was 7/8 in. thick instead of 1 in. thick like the new boards.
July 31 - Most of the boards are new but the far boards which are darker were salvaged and reused. We primed the old boards like the new ones before installing them.
July 31 - The edge of the decking is roughly cut off right now but will be trimmed back a bit more once we are finished.
