Miller Residence: March 2018

March 1 - The framing materials for the garage arrived Wednesday. Framers began working on the garage Thursday morning.

March 1 - The first of about 15 dump trucks of fill arrived about 8:30am. The skid steer is spreading the dirt. It is also being packed as it is spread.

March 2 - The foundation is full of packed fill dirt. The plumber is scheduled to place any pipes needed under the slab.

March 2 - Garage framing has begun. The auto bay doors are under the large beam on the left side. There will be a column between the doors. (The garage has two single car doors.)

March 5 - The floor trusses are in place on the first floor walls of the garage. There will be an unfinished two bedroom apartment on the second floor.

March 5 - The room behind the ladder is the stairwell. A few sheets of the plywood subfloor are leaned up ready to hand up to the workers on top.

March 5 - This is a peek inside the workshop through the 6' garage door. The room in the back is the two car auto bay. The white pipe is for the laundry sink drain.

March 5 - The first sheet of sub flooring is being carried to the left corner. It will be glued and nailed down. The sub flooring is tongue and groove and moisture resistant plywood (DryPly). OSB sub flooring costs less, but if it gets wet, it can get soft and/or mildew. We use only moisture resistant plywood sub floor.

March 5 - The very first sheet of sub floor is down. Glue has been spread on the trusses and the framer is lining it up so it can be nailed.

March 6 - An electrician (orange shirt) is digging a trench to hold conduit from the house to the garage. You can see some conduits in the trench. The two garage walls are visible as well as a scaffold for erecting the roof.

March 6 - The garage side service yard has been formed. It will contain HVAC units for the upstairs and the workshop. It needs to be leveled.

March 6 - This slab will be under a second story deck. There will be four columns supporting the deck.

March 6 - Here you can see the relationship between the deck slab (foreground) and service yard (background) at the garage.

March 6 - The fill dirt in the house has been trenched and pipe laid. The pipe will be capped and filled with water to check for leaks. Inspection is scheduled for Wednesday.

March 6 - Electrical conduits are being laid under the slab. These will contain the input power to the breaker box and a conduit (if needed) for phone, internet and other low voltage signals.

March 7 - This is how the garage looks from beside the house. The conduit in the foreground marks the end of the main conduit going to the house. The power company will connect here.

March 7 - Notice the conduits on the side of the house. Some are for power to the house. Some are for power to the garage. Some are for potential yard lights. There will be a slab (the service yard) poured next to the house in a few days.

March 8 - The garage framing is continuing. The opening behind the ladder will have a 6 foot wide garage door. It opens to a workshop area. The opening to the left of the workshop is the stairwell.

March 8 - The breezeway will connect the garage and house. You can see the form for the left edge of the breezeway. The breezeway surface will be tabby with a brick border.

March 8 - The rear of the garage is being sheathed. The service yard (foreground) and slab under the deck have been formed. There is a door from the service yard to the garage at the far end of the service yard. (Plywood has not been cut out of the doorway yet.)

March 9 - The foundation subs are filling the plumbing trenches, packing dirt and digging out areas that need thicker concrete.

March 9 - There is a section through the house where the concrete needs to be thickened for strength. This is one of several areas.

March 9 - The garage rafters are going in place. They are about complete except for over the dormers.

March 9 - This is in the auto bay of the garage. The room on the left in the background is the workshop. The stairwell is in the center and the door to the breezeway is on the right. There are a number of temporary braces still in place.

March 13 - The fill in the main house is being packed and prepared for soil compaction testing. Some areas have been thickened to support extra weight. The vertical steel bars will be bent over to tie the slab tightly to the foundation walls once the steel mesh is placed.

March 13 - Some places in the center where there are extra loads get thickened also. The white pipes are drain pipes that will be under the slab.

March 13 - The garage service yard also has a footer. The service yards, slab under the deck and the breezeway will be poured when the main house is poured.

March 13 - The breezeway will be tabby with a brick border. The brick border has not been formed yet.

March 15 - More framing is being done. The wall sheathing is up. More rafters are being installed. Soon, the roof sheathing will go on. Then interior framing of the upstairs will be done.

March 15 - The main house has plastic and steel mesh in addition to rebar reinforcement. The fill passed soil compaction and was treated for termites. The inspection is scheduled for tomorrow (Friday). The wood and anchor bolts are for the steel frame inside the house. They are 3/4in x 12in J bolts. The wood fixture is to keep the spacing correct.

March 15 - The breezeway has steel mesh and rebar in the footers. It does not have plastic because the plastic keeps humidity from coming through the concrete. In the house that is important. Outside, the concrete is going to get wet when it rains so plastic is not necessary.

March 15 - This is where the pad under the deck will be poured. There will be four columns on the outside (right).

March 15 - Inside the garage, the rough steps are built. The stairwell and upstairs will be roughed in only and finished at a later date.

March 19 - The steel was delivered on a flatbed truck. It was offloaded with a large end loader (with forks). The total weight of the steel was about 2,500 pounds.

March 20 - The steel beams are here ready to be erected once the concrete slab is poured and cures for a few days.

March 20 - The fascia is being installed. It will be painted before the drip is installed. This makes a much neater job.

March 22 - The first of five trucks of concrete have arrived. By noon, about 100 tons of concrete had been poured for the house slabs, breezeway walk and service yards.
